Rental Listing Process

※As a general rule, we only provide tenant placement and rental marketing for vacant units that we are allowed to manage during the vacancy period.

1.On-Site Property Inspection and Rental Assessment

We will inspect the property you wish to lease out and take photographs for advertising and marketing purposes.

2.Setting the Rental Price

We will determine the listing rent based on the rental market conditions of nearby properties as well as the owner’s preferences.

3.Start of Rental Marketing

Once prospective tenants request a viewing through our advertisements and sales activities, we will arrange and conduct viewings as needed.

Before marketing begins, we kindly ask that:

  • the unit key be entrusted to us in advance, or deposited with the condominium management office
  • a copy of the title deed be provided
  • a copy of the property owner’s identification document be submitted
  • any furniture or appliances that should be removed before leasing be confirmed in advance

It is standard in Thailand for the owner to provide a full set of furniture and appliances. In many cases, tenants are able to move in with only their personal luggage.

Please also note that the advertising channels and listing priority will be determined at our discretion.

4.Contract Signing

Once a prospective tenant is found, the lease agreement will be signed.

At the time of contract signing, the tenant will pay a security deposit, which will be held by either our company or the owner until the tenant moves out.

Our brokerage fee will also be charged at the time of contract signing.
In many cases, the contract date and the move-in date are the same.

5.Post Move-In Support

If any issues arise inside the unit, or when procedures are required at the time of move-out after the lease term ends, we will act as an intermediary between the tenant and the owner.

If repairs are needed inside the unit, or if appliances break down due to normal wear and tear, the owner will be required to handle the necessary response. In such cases, we will also assist by arranging quotations and providing coordination support.
