Process of Buying a Resale Property

1.Application

Once you have viewed the property and decided that you would like to purchase it, we will place the unit on temporary hold for you.

We will organize the purchase conditions and your requests, such as the price, handover timing, furniture, and other items in the unit, and communicate them to the seller.

Required Documents / Payment

  • Application deposit: THB 50,000
    (This amount will be applied toward the earnest money deposit if the transaction proceeds.)
  • Copy of your passport

Please note that if you cancel the purchase after submitting the application, the application deposit is non-refundable. We kindly ask that you apply only after careful consideration.

As a general rule, the unit will be handed over in its current condition, so please inspect the property carefully before making your decision.

If both the buyer and seller agree on the purchase terms, the contract documents will usually be prepared within about one week, and the transaction will proceed to the contract stage.

2.Contract Signing

The buyer and seller will sign the sale and purchase agreement.
Our contract is prepared in three languages: Thai, English, and Japanese.

Once the contract is signed, the buyer will formally secure the right to purchase the property.

Required Payment

Earnest money deposit: approximately THB 200,000
(The exact amount may vary depending on the property.)

3.Preparation for Ownership Transfer Registration

If necessary, we can assist you with opening a bank account.

With our staff accompanying you, the bank will prepare the cashier’s cheque for the purchase price and issue the required remittance certificate.

Before the cheque can be prepared, the buyer must transfer an amount equal to or greater than the purchase price from outside Thailand to either:

  • the buyer’s own bank account in Thailand, or
  • our company account

Please send the funds in a foreign currency, such as JPY or USD, and not in Thai Baht.

When making the transfer, it is mandatory to state the purpose of remittance in the transfer details.
The exact wording required will be advised on a case-by-case basis at the time of remittance.

4.Ownership Transfer Registration

Our staff will accompany you to the Land Office to complete the ownership transfer registration.

Once the transfer registration is completed:

  • the seller will receive the cashier’s cheque, and
  • the buyer will receive the title documents, keys, and related property documents.

It is also possible for the buyer not to attend the Land Office in person by using a power of attorney.

After the ownership transfer is completed, 50% of the consultant fee will be charged.

5.Handover and Move-in

After receiving the keys and title documents, you may move into the property.

We can also handle the change of name for the electricity meter on your behalf if you sign a power of attorney.
Please note that this procedure usually requires about one week after the transfer registration is completed.

From the time of application to handover, the process generally takes at least about one month, even in the fastest cases.

6.After-Sales Support

If you experience any issues after handover, such as:

  • communication with the condominium management office, or
  • settlement of utility bills,

please feel free to contact us. We will be happy to assist you.

If any issue arises inside the unit, we can also help introduce or arrange repair contractors.

In addition, we also offer the following post-purchase services:

  • vacant property management
  • furniture and appliance purchasing and installation arrangements
  • tenant recruitment and leasing support

For both new and resale condominium purchases, one of the key points for foreign buyers is that, under Thai condominium law, a condominium purchase must generally be funded with foreign currency remitted from outside Thailand.

International remittance regulations have become increasingly strict in many countries in recent years. If you have a bank account outside Thailand, such as in Cambodia, Malaysia, or another overseas country, remittance from that account to Thailand is generally acceptable.

Although it was previously possible in some cases to bring foreign currency into Thailand by hand, exchange it into Thai Baht, and use those funds for ownership transfer registration, this is no longer permitted.
Foreign buyers are now required to transfer the funds by bank remittance in foreign currency from outside Thailand.
