Support Services
■Title Transfer Registration Support Service 50,000Baht
This service is designed for clients who have already found their own buyer or seller and need administrative support for the transaction.
Please note that this service is available only when the contract terms have already been agreed upon.
Service includes:
- Preparation of the sale and purchase agreement
- Assistance with bank account opening
(currently suspended since 2024, as a long-term visa has become mandatory) - Support with preparation work prior to ownership transfer registration
- Accompaniment to the Land Office for the ownership transfer process
- Assistance with the transfer of the electricity meter account name
■Furniture and Appliance Purchase Service 6,000Baht
After purchasing a property, we can arrange furniture and appliances on behalf of the owner to make an unfurnished unit, or a unit requiring restoration, ready for rental or personal use.
This service includes the purchase and installation arrangements of furniture and appliances.
Fees vary depending on the layout and size of the unit.
■Pre-Handover Unit Inspection Service 8,000Baht
When purchasing a newly built property, a unit inspection is usually conducted after construction is completed and before the final payment is made.
This service is for clients who purchased a new property through another company and would like us to inspect the unit for defects before handover, request repairs, and attend follow-up inspections to confirm the completion of repair work.
In most cases, this process requires two or three site visits to confirm repairs.
If the owner does not attend and we act on the owner’s behalf, a separate report preparation fee will be charged.
Please note: the above pricing applies only to properties located in Bangkok. Additional charges apply for Pattaya and other areas.
■Property Management Service 1,605Baht/month (1year contract)
This service is for owners who need support in managing their Bangkok property while it is vacant.
Our service includes:
- Unit cleaning arrangements
- Payment of utility bills
- Payment of condominium management fees
- Checking mailed documents and notices
If a unit is left uncleaned, it becomes more difficult to rent or sell, and the asset value may decline.
If electricity bills are left unpaid, electricity service may be disconnected, the meter may be removed, and penalties may apply for reinstallation. The same applies to water bills and condominium management fees, where late payment penalties may also be charged.
This service helps prevent such issues.
We provide a monthly income and expense report to the owner.
If the property is rented out during the service period, the remaining period of this service will be transferred to our rental management service.
Please note: fees may vary depending on the property area and unit size, and in some cases the service may not be available.
■Rental Management Service 650Baht/month (1year contract)
This service is for owners whose property is currently occupied by a tenant.
The service includes:
- Monthly rent payment confirmation
- Notification to the owner
- Follow-up and reminders in case of late payment by the tenant
- Handling complaints
- Move-out support
- Coordination of repairs for the unit and its furnishings
- Arrangement of contractors as needed
- Payment of condominium common area fees and land and building tax during the lease period
If the lease agreement is for 6 months, this service will also be provided on a 6-month basis
(3,900 THB).
Please note: this service fee applies when we have arranged the tenant.
If the tenant was introduced by another agency or by the owner directly, the fee will differ. Please contact us for details.
■Rental Support Service 7,800Baht/month (1year contract)
This service is intended for tenants who are unable to communicate in Thai and need support during their tenancy.
If a problem arises during the lease period, our staff can assist by communicating with engineers, condominium management office staff, and other relevant parties on the tenant’s behalf.
Tenants who can communicate in Thai generally do not need this service.
For tenants who do not use this service, after-sales support will generally be handled in the same way as for Thai tenants.
■Property Leaseback and Purchase Service
This service is for owners who would like to start generating income from their property immediately or would like to sell their property for cash.
We will inspect the condition of each unit and provide an individual assessment.
Please note: this service is not available for every property.
An assessment is required first, so please contact us for consultation.
■Property Viewing Arrangement Service For groups of up to 3 people and approximately 3 properties5,000Baht
This service is for clients who do not currently intend to purchase, but would like to view condominiums in Bangkok for reference or for purposes such as preparing materials or research related to Bangkok real estate.
We will arrange viewings based on your request and charge a service fee accordingly.
If you later proceed to a purchase through us, the viewing service fee will be refunded.
If you are not currently ready to make a purchase decision and would like the viewing only for future reference, we kindly ask that you use this property viewing arrangement service.
Please contact us if your group has 4 or more people.
■Consultation Service 1,500Baht(1 hour)
This service is for clients who would like to have a casual consultation in person, by phone, or online.
If you are not yet ready to decide whether to buy or sell and would first like to discuss your options, this service is recommended.
We do not charge consultation fees for clients who are already seriously considering a purchase or sale and would like to arrange viewings or discuss specific transactions.
However, if you are not yet in a position to make a decision and your consultation is mainly for future reference, we kindly ask that you use our consultation service.
