Sale (Brokerage Fee)

Our brokerage fee for property sales is 3% of the final sale price plus 7% VAT.
The minimum fee is THB 107,000 (including VAT).

In other words, the fee will be the higher of 3% of the final sale price or THB 100,000, plus applicable VAT.

As this is a success-based fee structure, we do not charge any additional advertising or marketing fees when selling your property.

As a general rule, 50% of the brokerage fee is payable upon contract signing, and the remaining 50% upon handover.

Services Included in the Brokerage Fee

  • Preparation of contract documents
  • Accompaniment to the Land Office for ownership transfer registration
  • Assistance with electricity meter name transfer
  • Advertising and marketing expenses related to the sale of the property

Purchase (Consultant Fee, Bank Account Opening Support, and FET Arrangement Fee)

  • For property purchases, our consultant fee, bank account opening support, and FET arrangement fee is THB 21,400 (including VAT).

    As a general rule, 50% is payable upon contract signing, and the remaining 50% upon handover.

  • Viewings of multiple properties
  • Guidance on overseas remittance and FET acquisition
  • Bank account opening support
    (provided the client meets the requirements requested by the bank)
  • Preparation of contract documents
  • Accompaniment to the Land Office for ownership transfer registration
  • Assistance with electricity meter name transfer
  • Attendance at the inspection of newly completed properties before handover
    (if we attend on your behalf without your presence, a separate report preparation fee will apply)

About the Consultant Fee and FET Arrangement Fee

Under common real estate transaction practices in Thailand, buyers are generally not charged a brokerage fee. However, when the buyer is a foreigner, additional support is often required, such as opening a bank account and obtaining an FET (Foreign Exchange Transaction Form / foreign remittance certificate).

In addition, foreign buyers often prefer to view multiple properties before making a final decision, rather than selecting and purchasing a single property immediately after the initial inquiry. For this reason, we charge a consultant fee for purchase support.

If you do not require bank account opening support or do not need to view multiple properties, we can discuss the fee separately depending on your situation.
